Originally called Mt. Salus, meaning mountain of health, Clinton was known for its many healthful and refreshing springs. To this day a sense of well being fills the air, which is central to the quality of life that is enjoyed by Clinton residents. For Clintonians, the phrase quality of life refers to the many factors that create an environment that is valued by people looking to establish a home. These quality of life factors include churches, cost of living, housing, health care, education, recreation and entertainment.
Churches
Places of worship contribute greatly to a community’s quality of life. Clinton is blessed with spiritual, church-going people who provide places of worship that meet the growing needs of a diverse religious population.
To date, there are over 30 churches representing 12 denominations in the Clinton area. Many of these congregations have a wide range of programs and ministries, with some of the larger churches offering day care and preschool facilities.
Cost of Living
A low cost of living is a great advantage for Clinton residents. Many factors come into play when determining cost of living, including housing costs, taxes, as well as the cost and accessibility of goods and services. For those people living in the community, property taxes are relatively low when compared to other cities in the metropolitan area; and the state of Mississippi, as a whole, is low when compared with other states. For example, the annual property tax on a $100,000 home in Clinton is approximately $1,025 per year. This figure is based on an assessed value of $10,000 (ten percent of real value) times the millage rate of 132.43 per $1,000 assessed value, less a flat deduction for homestead exemption. For homeowners over the age of 65, the same $100,000 home would have a property tax of approximately $331, which is based on the first $7,500 of assessed value being exempt from taxation.
The state income tax ranges from a low of three percent to a high of five percent on taxable income after generous exemptions and standard deductions. In addition, all income from federal, state or private retirement plans is totally exempt from state income taxes.
Clinton has a seven percent sales tax on all retail purchases. Also, the city adds a two percent tax on hotel/motel lodging for tourism promotion and other economic development projects. Sales tax on automobiles is five percent.
Housing
A wide variety of housing is available in Clinton. There are older homes along tree-lined streets or custom-built homes in new, upscale neighborhoods. In addition, there are ample garden and patio homes ideal for retirement living. The housing market in Clinton is experiencing a steady, sustained growth with the following new and growing developments – Copper Creek, Ridge Pointe, Oakhurst, BruenBurg, The Heights, Bentwood and Southern Oaks. In addition, it is possible to find acreage available outside the Clinton city limits while still within the Clinton Public School District.
New and existing homes of all sizes are available in Clinton and range in price from $95,000 to $500,000 and up. However, the average sales price for a home is $161,640 (based on total 2007 sales figures).
